• Here are 3 steps that will help you get started:

1. Preparation

• Maintaining good credit, paying down debt
• Start saving money for a down payment ($0 for a VA to 3% for an FHA loan)
• Avoiding large purchases during the process
• Start collecting important documentation like
  
  • Tax returns for two years
  • W-2s, pay stubs, and bank statements.
  • Having all your documents will put you a step ahead.

2. Financing

Here are two important terms to know:

A lender is a company that makes loans directly to you. This is what they call a direct lender or a bank.

A mortgage broker is a company that researches loans from many banks. They have more mortgage products than a direct lender which can be helpful if you don’t conform to a traditional loan.

• Shop around and compare apples to apples. Once you find a loan officer that you feel comfortable with they will ask you to fill out a full or partial loan application and pull your credit.
• Then they will provide you with a pre-qualification letter or a pre-approval letter. You need a pre-qualification letter before you can make an offer on a property.

3. Showtime

• Time to start looking at homes.
• After seeing some homes, you will start to get a feeling for what you want.
